Terms and Conditions:

The property is fully furnished and includes, but is not limited to:
Full kitchen (refrigerator, microwave, coffee maker, dishwasher, stove/oven, toaster, dishes, utensils), washer and dryer, iron, ironing board, shampoo and essentials, hair dryer, linen, towels, hangers, Internet, and TV).

2. Rental Party: The rental party shall consist of Guest and the following persons: {reservations.additional_guest_all}

3. Maximum Occupancy: The maximum number of guests is limited to 10 persons.

4. Term of Lease: The vacation rental lease begins at 4:00pm on: {reservations.startdate} (Check-in Date)
and ends at 10:00am on:{reservations.enddate}(Check-out Date)

If you need a late departure please check with us in advance to see if we can accommodate.
Failure to adhere to the check out time may result in an additional late fee set at two times the nightly rental rate unless discussed in advance of the stay.

5. Minimum Stay: This Unit requires a 2-night minimum stay. Longer minimum stays may be required during holiday periods.

6. Rental Rules: Guest agrees to abide by the Rental Rules (attached to this Agreement) at all times while at the property, and shall cause all members of the rental party, and anyone else Guest permits on the property, to abide by the Rental Rules at all times while residing at the property.

7. Access: Guest shall allow Manager access to the Unit for purposes of repair, inspection or emergency. Manager shall exercise this right of access in a reasonable manner by giving sufficient notice (unless in case of emergency).

8. Deposit, Rental Rate and Fees:

Courtesy Hold: A 24-hour courtesy hold is available without obligation up to 30 days prior to rental period. This courtesy hold is not available when the rental period is less than 30 days in advance. However, once you have provided your credit card information and are given a confirmation number, your reservation is guaranteed and subject to all cancellation fees.

A damage deposit is required if Guest does not purchase damage insurance. Damage insurance may be purchased in the place of a damage deposit. We highly recommend Guest purchase damage insurance in lieu of a damage deposit. See damage insurance policy details at checkout. Balance of deposit will be returned within 30 days of completion of stay (damages withheld).

Deposit: A deposit equal to 50% of the reservation is due and payable to Freedom Vacation Rentals, LLC at the time of booking. A credit card is required for deposit. Final payment is due 30 days prior to the Check-in date. The credit card on file will automatically be charged at that time.

We strive to keep our homes clean and damage free. However, If there appears to be a problem upon check in, Guest shall inform Manager immediately.

9. Cancellation Policy and Refunds:

Note: Third party website bookings (such as VRBO, Flipkey, Homeaway, Airbnb, etc.) are subject to the cancellation policies that are set up for that property inside the booking site. Some policies will vary. That policy will override Freedom Vacation Rentals' cancellation policy, which is:

- Cancellation within 15-29 days of the reservation will result in forfeiture of 50% of the nightly rental feel of the entire booking.

- Cancellation within 7-14 days of the reservation will result in the forfeiture of 75% of the nightly rental fee of the entire booking.

- Cancellation within 7 days or less of the reservation will result in the forfeiture of 100% of the monies paid.

- If the unit is re-rented during the rental period, all monies will be refunded except for a 20% re-booking fee. We highly recommend purchasing travel insurance.

10. Traveler Insurance: We encourage all renters to purchase traveler insurance in case of unforeseen circumstances, accidents or other issues that may prohibit Guest from traveling or fulfilling rental terms. (See travel insurance terms and conditions at checkout).

Should selected units become unavailable for any reason, Guest shall not hold Manager liable. In such an instance, Guest will be relocated to comparable accommodations determined by Manager. Manager is not responsible for events beyond our control (such as inclement weather, maintenance issues, etc.)

11. Payment: Acceptable methods of payment are credit and debit card.

1. Smoking and Drug Policy - No smoking or use of illegal drugs or using the premises for any illegal activity including, but not limited to, the possession, serving or consumption of alcoholic beverages by or to persons less than 21 years of age. Any tenant who is found smoking, using drugs or allows others to use drugs on the premises will be immediately denied continued occupancy at these premises, forfeiting prepaid funds.

2. Pet Policy - Pets are NOT allowed (except in Owner-approved pet-friendly units, when available). These are the only units in which animals are allowed for any reason. Please ask which units are pet friendly. Any animal or presence of an animal found in a non-pet friendly unit will result in a $300 fine per day and the tenant will be immediately denied continued occupancy at these premises, forfeiting prepaid funds.

3. Service Animal - If you have a service animal, we will require that you pick one of the units that are designated pet friendly. You will need to provide your service animal's proper documentation and the Pet Addendum will need to be signed and the required fee paid prior to booking.

Without proof of the animal's service certification, you are subject to all fees, and their requirements, that are applied to pets.

Please note: Emotional support animals DO NOT qualify as registered ADA service animals, and certificates from any of the online sites listed below DO NOT qualify your pet as a service animal.

If your animal legitimately qualifies as a registered service animal, you will be able to easily provide Manager with the correct documentation you received in conjunction with your ADA disability registration after your animal training was completed.

4. Maximum Occupancy - Per city code, the maximum number of guests is limited to 10 persons including children.

5. Rental Restrictions - People other than those in the Guest party set forth in Agreement may not stay overnight in the Unit. Any other person in the Unit is the sole responsibility of Guest. Guests are not allowed to exceed the maximum occupancy agreed to above.

6. Excessive Noise - Guests should not create excessive noise at a level that disturbs neighbors. Code enforced quiet hours are from 11:00pm to 6:00am.

7. Responsibility for Risk of Harm - All of the units are privately owned. The owners and Freedom Vacation Rentals are not responsible for any accidents, injuries or illness that occur while on the premises or using its facilities. Owners and Freedom Vacation Rentals are not responsible for the loss of personal belongings or valuables of Guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premises.

8.Minimum Stays - This Unit requires a 2-night minimum stay. Longer minimum stays may be required during holiday periods.

9. Parking - Parking is limited to 2 vehicle(s). Vehicles are to be parked in designated parking areas only. Parking on the road is not permitted. Any illegally parked cars are subject to towing. Applicable fines/towing fees are the sole responsibility of the vehicle owner. Additional parking and R.V. parking are available.

10. Furnishings and Appliances - Keep the property and all furnishings in good order. Only use appliances for their intended uses.

11. Housekeeping - There is no daily housekeeping service (available upon request for an additional charge). While linens and bath towels are included in the unit, daily maid service is not included in the rental rate. We do not permit towels or linens to be taken from the Unit. We will supply the Unit with a starter kit of supplies, which includes toilet paper, paper towels, garbage sacks, small bottles of shampoo, conditioner and bath soap. The Unit will also have starter liquid dish soap, dishwashing detergent, and laundry detergent. For mid-stay cleaning, contact Reservationist to make arrangements.

12. Garbage - Any garbage must be stowed in the proper garbage or recycling receptacle located at the side of the Unit.

13. Hot Tub - No children under the age of 5 permitted in hot tubs at any time. Children under the age of 14 are permitted in hot tubs only with adult supervision.

14. Security Deposit and Damage - A security deposit is maintained in the case of accidental damages during your stay. We encourage you to purchase damage insurance instead of a deposit to cover any damages that may occur. If you select to leave a deposit, it will be refunded within 30 days of your departure less any incurred expenses.
